There are many roofing companies in Colorado to choose from so we appreciate you for allowing us the opportunity to help you with your claim. Whether this is your first time or fourth, dealing with an insurance can be a headache. Selecting a trustworthy contractor can often be the hardest part! We're here to set your mind at ease and walk you through the process step-by-step.
Our team at Sky Manor Roofing & Exteriors is well-trained and experienced in identifying storm damage, working with insurance companies, and performing the actual work. Our goal is to help you feel comfortable with this whole process and take the stress off of you.
Our process, while relatively simple, has a lot of moving parts. Every roofing company does things a little differently, but the process we've developed for our team helps keep things running smoothly and efficiently and with as little disruption on your life as possible!
HONESTY IS THE BEST POLICY
If we don't see any evidence if storm damage (hail or wind), we will be honest with you about that. We only recommend you file a claim when there's visible storm damage due to a fairly recent storm (typically within 1-2 years depending on the insurance carrier). This is how we do things at Sky Manor!
Our Insurance Claims Process
It's important for us all to be on the same page. You don’t need to know everything about roofing, but you should be familiar with the claims process and understand how all of this is going to go.
Get your roof inspected. You're already at this step! We will physically walk your roof (unless it's too steep) and take photos of the damage. There has to be enough damage caused by hail or wind to qualify for an insurance claim. Non-storm related damage, old age, and manufacturer defects are generally not covered by most insurance policies.
Call your insurance company’s claim # and file a claim for hail or wind (not both). You should call the claims center, not your agent. They will send your claim to an adjuster who will schedule your inspection. We prefer to be there for the adjuster meeting and it is your right as a homeowner to have professional representation.
Share your claim estimate with us. Your adjuster will create the estimate, not us. Most insurance companies use a computer program to determine the market rate for each line item on your estimate. Our job is to make sure they account for everything they need to. The only time you would need a bid is if you’re planning on upgrading to a different material that is going to cost more than your current roof or if you have an ACV-only policy.
Sign contract to get the work started. Once you're ready to move forward, we will send you our contract based upon the amount the insurance company has agreed to pay. The contract will come after the insurance company approves the replacement. Some roofing companies ask for contracts up front, but we do not. We will occasionally use a contingency agreement in certain circumstances, but this is not the official contract we use to do the work.
Deposit your insurance check and pay your deposit (w/your deductible) to us. This gets you officially on our calendar. You’ll get a portion of the total up front (the rest generally gets released once the work has been completed and invoiced for). If you have a mortgage company, chances are their name will be included on the check. If this is the case, you’ll have to have them endorse it. If it’s a local bank, you often can just take it in to the branch. Otherwise, you’ll have to send it to them. This can delay the process by a few weeks.
SIDE NOTE: it’s common for construction companies to ask for a deposit. As a trusted, local company with a great reputation, your deposit lets us know you're serious about working with Sky Manor and makes the contract official. If you have any concerns about this, please let us know!
Get your build scheduled. Most roofs are completed in 1-2 days. Some people choose to wait until later in the year, but most choose to get their new roof right away. During large storms, it’s common for the build queue to get backed up multiple weeks. This is often due more to the material supply companies than anything. If you have any specific needs for your build date, discuss this with your project manager.
Finalize your claim. To get the 2nd/depreciation check released from the insurance company, we will invoice them once the work has been completed. Please note that all checks will be sent to you, the homeowner. On most claims, your only out of pocket expense should be your deductible. Our final invoice to you should match down to the penny all of the line items we completed on your insurance estimate.
Colorado enacted a law in June 2012 stating that homeowners are responsible for paying their own deductibles and cannot be absorbed, waived, or rebated for (like marketing or sign credits, etc.) by the contractor. Any contractor offering to do this is breaking the law. We love our company and our customers. We want to keep Sky Manor going for many, many years. If you are having trouble paying your deductible, we have legal options that can help you with that!

Often times, our customers need more than just their roofs replaced. We can do most trades on the exterior of the home: gutters, paint, siding, etc. We generally will do these in combination with either roofing or window jobs.

For roofing, we highly recommend Atlas Roofing for asphalt shingles and F-Wave for our homeowners who are tired of dealing with hail and fire concerns and want a forever roof! There are many other well-known brands out there that other companies push, but Atlas and F-Wave are the cream of the crop in terms of performance but still competitively priced.
For windows, we can install any brand, but our preferred brands are Andersen, Pella, and Sierra Pacific. For doors, we like Therma-Tru. Each of these window manufacturers offers a unique set of products which gives us the flexibility to cover a wide range of product needs, from basic vinyl, fiberglass, up to high end wood windows with aluminum cladding.
